Fanin St.
Hi Alex,
Here's what I'm doing in Fanin' St. Tune your 12 string down 1 1/2 steps so that the E course is C#
In addition to those two licks that you mentioned, I've also explained a little bit about the rest of the tune.
The first video explains the song in full, with the sliding bass lick and that A7 lick.
The second video goes into more detail regarding the timing of the bass lick, which can be a bit tricky.
Here's the Paypal button for ($100).

I Know You Rider
You mentioned not knowing much theory or what you're doing on the fingerboard. Briefly, I'm using Drop D tuning and playing in the key of Dm. I'm also improvising using a D Dorian Mode, which is a C major scale - C, D, E, F, G, A, B, C - but played from D to D - D, E, F, G, A, B, C, D. If you strummed a C chord and played the C major scale it sounds like the key of C. BUT... if you strummed a Dm chord and played those same notes in the C major scale, starting on a D note and ending on the next D note it will sound like the key of D minor. That's the D Dorian Mode. I explain that in the video.
Here's what I'd suggest: Find a book that shows at least five major scale fingerings up and down the fingerboard. Once you learn them then you can move them all over the place for any key. Learn them in the key of C. You can then use them in the Dorian Mode to improvise with for this song. In the meantime, just learn those notes - D, E, F, G, A, B and C - on 1st three strings in five places on the guitar neck - the 1st, 3rd, 5th, 7th/8th and 10th positions. Beyond that is the 13th position, which is just the 1st repeated up the neck. Those are the ones I use when I improvise in this song.
Good luck with this and I hope it helps you out.

Broke Down Engine
I play this song on my 12 string, tuned down two whole steps - C, F, Bb, Eb, G, C. For the most part I use the minor pentatonic scale - really just blues licks contained within it - for all those bits in between the singing and in the improvisation. The trick is to keep a steady, drone bass going while playing combinations of quarter, eighth, triplet notes on top.
